Two decades of commercial real estate, distilled into one conviction: protect capital first, grow it second.
Ben found commercial real estate right out of the University of Texas, thanks to a few good mentors, and never looked back. He spent his early years on the front lines of deals, then started his own brokerage, learning how properties are really found, priced, and won.
Brokerage taught Ben how deals are found and negotiated. Investing his own capital taught him to see those same deals from the other side of the table — through downside risk, cash flow durability, and portfolio fit. He has since invested personally in more than 45 deals.
After building a track record syndicating individual investments, Ben evolved Rooster Equity Partners into a fund management platform. Today he allocates capital across net lease and ground lease opportunities, applying the same principle to every decision: protect capital first, then pursue attractive risk-adjusted returns.
The name says it all: Kogut means “rooster” in Polish. The company is the name, and the name is the man.

In the community
Ben serves on the board of the Jewish National Fund and represents Austin, TX on the Jewish Federations of North America. Giving back is part of the portfolio — relationships and community compound just like capital does.
